
Within the management fee we will cover your property
- so that insurance will pay
- Your rent up to 12 months in the event of your Tenant defaulting and refusing to leave your property
- Up to €15,000 for expert legal advice and representation in dealing with the above
- Like all insurance there are certain restrictions and requirements for cover
- The first months loss of rent is not covered
- Your tenant must be in full time employment
- Tenants must be referenced (employment reference, previous landlord, bank reference, proof of .ID.)

Within our Management Service we will do the following
- Appraise your property, photograph it and advise on its current open market rental value
- Offer Pre letting advice on presentation of the property
- Advertise the property on the main property websites
- Place “To Let” sign adjacent to property, if appropriate.
- Take all enquiries and arranging daytime and evening viewings by appointment only of the property
- Secure employer, previous landlord and bank references from suitable tenants
- Secure proof of ID
- Draw up leases for all tenants and signing of same, with any additional conditions that the landlord may require.
- Complete registration of tenancy with the PRTB
- Complete a full inventory of the property at the commencement of the tenancy
- Collect security deposit and first months rent
- Transfer utilities into the Tenants name
- Arrange standing order for rental payments
- Supply a statement of account to the landlord
- Handle the moving in of the tenants
- Be your representative on all matters
- We will inspect the property and send a written report to the landlord
- Tenant queries during the tenancy will be handled and resolved by us.
- Monitor and collect rent
- Lodge rent into you account
- Organise necessary maintenance
- Liaise with the landlord one month prior to the expiry of the lease agreement to organise renewal
