Bartholomew Mc Elhatton Estate Agents is introducing a ‘Guaranteed Rental Income Scheme’ for landlords and residential property investors in the Dublin market.
This amazing scheme guarantees that the landlord gets paid if the tenant moves out or defaults on their rent. The landlord gets paid a set amount on the same day each month for a year - regardless of whether the property is vacant or the tenant fails to pay the rent.
This new Guaranteed Rental Income Scheme will ensure that the landlord is covered for tenant defaults, void periods if a tenant leaves, and for the reletting charge which can be 6.25 per cent or 7 per cent of annual rent.
The scheme guarantees the property investor or landlord their rent for a period of usually 12 months. This ensures that the investor or landlord can meet their mortgage repayments.
This is an ideal product for northern investors in the Dublin market, as it secures their rent against the drop off in the number of non-national tenants coming into the country (who currently make up to 60 per cent of all private tenants in Dublin), and the increase in supply of rental properties as property developers let out apartment blocks they can’t sell.
Builders are employing top designers to fit out apartments and are renting properties out as they are not selling - which increases the capacity in the market, lowers rents and extends vacancy periods. With the credit crunch and uncertain market conditions in the property market, this new scheme will provide greater security for northern landlords and investors in the Dublin residential property market.
